🛡️ Our 3-Year Workmanship Warranty

Kanza Construction & Landscaping LLC warrants all workmanship for three (3) years from the date of completion. If our work fails due to defective workmanship within that period, we will repair it at no charge. Materials carry their manufacturers' warranties. The warranty covers workmanship — it does not cover normal wear, plant material, damage from misuse, neglect, alteration or repair by others, ground settling or movement, acts of nature, or failure to perform recommended maintenance. The warranty applies to accounts paid in full.

1. Quotes & Estimates

Every quote, invoice, and receipt carries a unique reference number (quotes: KZQ-, bookings: KZB-, invoices & receipts numbered by our billing system). Keep your reference for correspondence.
Instant online estimates are preliminary ballparks. A written bid is issued only after an in-person site visit.
Written bids are valid for 30 days from the date issued. Material prices beyond our control (lumber, concrete, fuel) may require re-quoting after that window.

2. Booking & Payment Terms

To book your project on our schedule: 100% of materials cost plus 50% of labor is due at booking. The remaining labor balance is due upon completion. We accept payment by QuickBooks invoice (card or bank transfer) or Venmo (@Kanzallc). A receipt is emailed automatically for every payment.

Work is scheduled only after the booking payment clears.
Final payment is due upon substantial completion of the work described in the bid. Balances unpaid 15 days after completion accrue a late charge of 1.5% per month (18% APR) or the maximum allowed by Kansas law, whichever is less.
Cancellation: the labor deposit is refundable up to 7 days before the scheduled start. Special-order materials already purchased are non-refundable but belong to the customer.

3. Scope of Work & Changes

The written bid defines the full scope of work. Anything not listed is excluded.
Changes requested after booking are handled by written change order (text or email is fine) with price and schedule adjustments agreed before the changed work begins.
Hidden conditions: conditions that could not be seen at bid time — rot, damaged framing, buried debris, unmarked lines, failed substrate — are outside the original bid and handled by change order at agreed rates.

4. Site Access, Utilities & Permits

Customer provides reasonable access to the work area, water, and electricity during the project.
As a licensed general contractor, Kanza pulls required building permits; permit fees are billed at cost as a line item.
Utility locates (Kansas 811) are performed before digging. Customer is responsible for identifying private lines (irrigation, low-voltage, pet fence) not covered by 811.

5. Schedule & Weather

Start and completion dates are good-faith estimates. Weather, material availability, and change orders can shift the schedule; we communicate promptly when they do.
Weather delays extend the schedule day-for-day and are not grounds for cancellation or penalty.

6. Insurance & Liability

Kanza Construction & Landscaping LLC is licensed and carries liability insurance. Certificates available on request.
We treat your property like our own and repair damage we cause. We are not responsible for pre-existing conditions or damage from concealed defects.

7. General

These terms plus the written bid form the full agreement and are governed by Kansas law.
If any provision is found unenforceable, the rest remain in effect.
